Introduction
Armidale is a city of 249,369 people, and is the national capital of New England. Founded in 1839, the city grew slowly until independence in 2012. Since then it has grown to become one of the most liviable cities in the world.
The area of Armidale City is bound into an area roughly outlined by the Mt Duval Range to the north, the Gara River to the east, the A1 Trunk Road to the south and Saumarez Creek to the west.
City Layout
Armidale is divided into seven boroughs that serve as the primary planning units of the city and act as administrative and electroal divisions for the Greater Armidale County Council. The boroughs are Donaldtown, Duval, Gara Valley, Kelly's Plains, Lumburra, Saumarez and Tiverton.

The following suburbs are leading examples of the different planning controls set across the city. Each suburb has rules referring to the style and form of building that can be contructed. For many parts of Armidale, height restrictions apply as well.
